The 7 Simple Steps to a Land Division with Synergy Urban Development

Step One

Land Capability Assessment, Planning and Design

Step One

The first thing Synergy Urban Development does is a Land Capability Assessment to identify the site constraints and opportunities. This assessment then guides the land division planning and layout of the allotments to maximise the both development potential and return on investment.

Step Two

Lodgement of the Land Division Application

Step Two

Once Synergy Urban Developments expert Urban Planning and Surveying team have designed and drafted the Plan of Division, the next step is to lodge the Land Division Application with Plan SA. This application is then reviewed  by state government agencies and assessed for both Planning and Land Division Approval by your Local Council.

Land Division - Development Approval

After lodging the Land Division Application, the state agency review and Council's development assessment will take approx. 8-12 weeks to complete depending on the complexity of the division. Every subdivision is different, so Council may also require additional information such as indicative house plans, engineering details and driveway locations etc...  at Synergy Urban Development we identify these requirements upfront through our Land Capability Assessment, so there are no surprises and or unexpected additional costs. 

Step Four

Demolition of Existing Buildings (If Required)

Step Four

If the land being divided has an existing house or shed that needs to be demolished, this will usually be a condition of Council's Land Division Approval and will need to occur before you can get new Land Titles issued on the approved allotments. Synergy Urban Development can organise it all, from the disconnection of utility services to demolition and site clearance. 

Step Five

Complete Final Certified Survey Plan and Site Pegging

Step Five

Now you have Land Division Approval and any existing buildings demolished, its time for Synergy Urban Development to get your Certified Survey and Pegging Plan completed. This Certified Final Plan is needed by Council before we can get your Clearance of Approval (COA) required by Land Services SA (LSSA). This COA is required before we can deposit the Final Plan with LSSA and get your new Land Titles issued.  

Step Six

Obtain the Certificate of Approval

Step Six

The Certificate of Approval is issued by the State Commission Assessment Panel once all conditions of the Land Division Approval has been met. This includes paying the connections fees for water and sewer, mandatory payment into the State Open Space Fund and satisfying any local Council Planning and Land Division Conditions. All of these requirements must be met before the COA will be issued, and then we lodge for new Land Titles.

Step Seven

Obtain New Land Titles

Once the COA is granted by the State Commission Assessment Panel, we prepare an application for new Titles together with the Certified Final Plan of Division and lodge this with LSSA. The application is in the form of a legal LSSA dealing and is required for the Final Plan to be deposited. Synergy Urban Developments - Surveyors lodge this through the Electronic Plan Lodgement System and ensure all requirements are met through to the issuing of new Titles.
